I moved to Florida in August 2019 after spending 27 years living in Pennsylvania (about an hour and a half north of Philadelphia). I grew up in Orange County, New York, and have lived in Alabama and even Hawaii!

I am preparing to sell my condo up north and my commission to the buyer's agent = $0. A comp to my unit just sold in the building and the buyer's agent commission was 0.25%. Seller's agent received 3%. Final selling price was competitive for the market there. The buyer's agent commission is no longer the seller's responsibility. Seller's agent commission and buyer's agent commission are two now two completely unrelated transaction items.

I think sellers are going to get wise really quickly and will not automatically offer to pay buyer's agent. The listing agents should be sure rhey have dual listing agreement in place with their seller with a % specified so they have a great incentive to act as a dual agent directly with buyers.
Thank you for sharing. Sellers who do not offer compensation and keep their homes priced in current market conditions may find themselves without a buyer for a long time. Will they reduce the selling price because they do not want to pay a buyer's agent fee? I'll bet no

Hello. my question doesn't pertain to this home, but if we purchase a home on retention pond would we have to pay flood insurance.
A few homes on a retention pond can be in a flood zone but just a small portion; not where the home is located. So the answer is no. If you see a Flood Zone X then not in a flood zone.
Flood zone X is in fact a flood zone indicating a moderate risk of floods, just not a designation that a Mortgage Company would require you to carry the Insurance, but always recommended.

There are multiple factors why people buy and sell. Yes during COVID all markets went kind of crazy. Remember you couldn't find a new car, RV, boat, etc and if you did, everything was selling above MSRP? I believe that the markets are just readjusting to supply/demand. Of course higher interest rates affect the housing market. Fortunately I am in the position to pay cash so I appreciate the falling prices. In the past year I have sold 3 homes in Key West and Chattanooga and looking forward to purchasing a vacation home in TV in the next few months.

Congrats its under contract. Evidently prior owners had enough of TV’s to sell all of it.
That is not true. Many of these homes are rentals and sell everything with it. We call it Turnkey here. Thanks for watching.

Bottom line you did not earn 6% to sell my house. No realtor did. 600K and you think just because you had my listing that you should get 36K to sell it even if you didn't ever show the place. Yea that happens. Flat fee that you and a seller come up with. It ain't gonna be 36K.

A $500k home with a customary 3% buyer's broker fee would cost the consumer $15k out of pocket. I'm a builder and have never seen a single RE agent worthy of that compensation. The industry has a real reputation issue that is only going to get worse with these campaigns. People do not NEED a buyer's broker. 💯 Optional
That is their choice and always has been. Who will write up the offer on a pre-owned home if they do not use an Realtor? The listing agent will do it for a fee too. Nothing is free.
I found the above instructions on how to write an offer in Florida. Looks like it takes about 5 minutes to fill out You and your colleagues think this is brain surgery. This is why RE agents get a bad name

The contractor did a nice job..my one criticism is the basic granite in that beautiful kitchen!
Cheap flooring, cheap cabinets, cheap countertops, the w/d in the kitchen and tub and shower inserts (not tile). Every time I see these over priced, builder grade homes in The Villages, I laugh. It appears these houses are built for quantity not quality. Plus, being surrounded by a bunch of MAGA supporters w/ upside down pineapples is not my cup of tea.

All the agents are in denial. It’s not business as usual and sellers aren’t going to pay the buyer’s agent commission.

Agree! We have to start getting away from the mindset that says "hey, if you want to sell your house you better offer up a commission to the buyer's agent or else they will not show your house." That is still steering and this will all end up back in court if that is how agents try to work around the NAR ruling and maintain the status quo. What the buyer chooses to do or how they compensate their agent should be 100% their responsibility.
It will not be the real estate agent steering it will be the buyer. I doubt it will end up back in court
I do think people (gov or others) are expecting to see transaction costs to decrease. Will they, who knows. It should be easy to find out in 12 to 18 months but may take 24+ to really understand. Will it make house prices cheaper, doubtful…. People wanting to move money from realtors pockets to owner’s pockets may be disappointed. I do believe there will be more innovation that will disrupt home buying and selling in the future. AI is coming for it guaranteed, especially to simplify the process. Nice kitchen, plenty of cabinets, spacious yard. Yards and kitchens are important to me. You don’t get any of that in the new homes unless you buy a premier home. No lanai. Deal breaker. Front entrance doesn’t qualify.
